KERRIE YOUNG

Senior Research Analyst – Development Advisor

Kerrie has over 25 years experience in the Australian property industry. Her areas of specialty include market research and forecasting, sales and target marketing, property acquisition, project design, master planning and policy development. Since 1980 she has held senior roles within both private and public companies, Industry bodies and all levels of government. She is frequently sought after to speak on property market trends at Industry forums, Australian property Institute functions, and to various client groups such as Banks and Financiers, Receiver administrators, Agents and Developers.

Kerrie also conducts training sessions for real estate sales staff, and is a guest lecturer at Griffith University. In 2008 and 2011 she completed a series of UDIA QLD regional branch “State of the market” presentations which highlighted the economic impacts and strengths and weaknesses of the regional economies of Queensland on the local development industry. Kerrie is an experienced, confident, ethical, and accomplished professional who is highly regarded by her peers and industry professionals alike.

Guest Speaker

Kerrie has presented on property market trends and the economy at industry forums such as the PCA, UDIA functions and to various client groups. She also conducts seminars for real estate sales staff and has guest lectured for the REIQ Licensing course and the Real Estate and Property Development degree at Griffith University lecturing in the Introduction to Property Development course.  

She completed the UDIA QLD Regional branch presentations in 2008/09, a lecture series highlighting the opportunities for each region in strategic positioning for the market upturn!! Economic impacts and strengths and weaknesses of the regional economies of Queensland on the local development industry. Venues: Cairns, Townsville, Mackay, Whitsundays, Rockhampton / Yeppoon, and Toowoomba.

KERRIE YOUNG PROPERTY PTY LTD

A Research and Development consultancy established in 2001 specialises in market risk assessments and project development for property investors and financiers. The company provides Property market research, site assessment, feasibilities, product design and property marketing advice to banks, developers, real estate agents, designers and planners, investors, home purchasers and other clients on a consultancy basis across Australia and New Zealand.  In 2010 current client base includes Financiers, receivers and developers experiencing difficulties in the distressed economic environments. KYP P/L. is in effect ‘troubleshooting’ in assisting with the successful completion and sale of development projects.  KYP P/L. has also provided a number of Economic Needs Assessments in response to information requests from various regional councils across Queensland over the past four years..
Position:                Property Economist - Development Manager – Sales & Marketing Manager
Period:                   October 2001 – 2010
Key Responsibilities – Reducing risk in the development process.
Strategic Investment and Due Diligence – Identify and evaluate opportunities for development. Assess market indicators to reduce risk in development projects. Prepare highest and best use studies for sites; prepare market valuations of sites and residential product (dwellings) for internal feasibility purposes. Negotiate on the purchase price for sites where necessary: Product design and Pricing: Analyse the needs of the future residents to ensure the design of the dwellings to meet the requirements of the purchasers and or the residents. The rental rates and purchase prices of the apartments are carefully managed to ensure an adequate return to the Investor/ buyers and affordability to tenants. Member of the Project construction team meetings, providing feedback from Sales agents and purchasers to the construction team, liaising with Construction Manager to ensure inspections and display apartments open on time and on budget. Responsible for the preparation of Body Corporate documents, By-laws, and management right documents and the preparation and execution of the “off-the-plan contracts”.
Management of contract administration and reporting.
Sales & Marketing Retain agents to sell the property, providing Marketing and Advertising collateral. Liaising with the legal conveyances and approving any finance extensions etc which related to the settlements. Responsible for discounts and or price raises through the project completion time frames to enhance profitability.
PROJECTS: in Varsity Lakes for BRB Group A – notable past client the BRB Group was a residential multi unit, mixed use (Commercial office and Residential apartment and Commercial office building developer.) Through this business relationship Kerrie Young Property was directly involved in the site acquisition, development and completion of five residential and mixed use projects in the award winning master planned community at Varsity Lakes CBD and across Queensland over a period of 8 years: Central Park Apartments – 99 units in three stages Soho @ Varsity Central – mixed use project 19 units and 8 commercial premises ( I retained the management and letting rights and have acted as the property letting manager for five years)

CONICS (Now RPS Group)

A Queensland based development consulting firm, 12 offices and 600 staff. Conics had a number of service lines including Town planning, Surveying, Mining and Infrastructure, Community Consultation Sustainability issues and Economic and Advisory. Based at Varsity Lakes, Conics Economics & Advisory had fourteen full time research staff working across all areas of economic and property market research and development advisory work.
Position:                Partner - Senior Research Analyst – Economics and Advisory
Period:                   October 2007 – February 2009
Key Responsibilities – Business Development and promotional activities, promote Conics through Industry presentations and participation in community forums, member Housing Affordability Research and Development group within Conics, manage and direct career development for research assistants and junior staff. Responsible for Economic Impact Statements, Target Market research and Advisory and concept planning on TOD’s, urban infill projects and residential master planned communities in QLD & NSW.

Prepared Economic Impact statements and a number of Town Planning Compliance type reports, negotiated with Local Government authorities on behalf of Developers for development approval outcomes. Highly advanced knowledge of Local authorities strategic plans and development projects across the state through exposure to a number of major developer clients including Stockland, Devine, Mirvac, City Pacific, Nifsan, Delfin Lend Lease, Robina Land Corporation, CSR, also major regional developers in Townsville, Mackay, Emerald, Toowoomba, Sunshine Coast, Yeppoon Capricorn and so on.

CITIE CENTRE LIMITED / VILLAWORLD

Position:                Sales and Marketing Manager
Period:                    1999 – 2001
Key Responsibilities – In 1999 Kerrie joined the developer Citie Centre Ltd a Gold Coast based publicly listed property Development Company. Villaworld Limited bought out Citie Centre in late 2000 (now called Geo Property Group) During Kerrie’s time in the role the group successfully developed 12 medium density projects in South East Queensland and further diversified the company into the Melbourne and Sydney marketplace. Where a further 4 projects were under development by the time she departed the group to start her own business.

Kerrie was responsible for risk assessment on property acquisitions, target market research for input into feasibility and product design, creating the marketing campaign including brochures and the advertising campaign, management of an in-house sales team of 8 licensed agents, liaising with outside agents, contract preparation and administration, management of marketing and sales budgets and project profitability. The role included regular reporting to Board meetings. In the period as Sales & Marketing manager with Citie Centre / Villaworld 745 homes were sold for a combined value of $160.95 million. All projects were delivered on time and on budget and in almost every case presold prior to completion.

HERRON TODD WHITE (Gold Coast)

Position:                Senior Research Analyst
Period:                   1997 – 1999
Key Responsibilities – Compile and present statistical data on the performance of the property markets, produce quarterly industry publications and provide commentary and training to the company’s network of Valuers across QLD and NSW.  Provide consultancy services to developer and financier clients.

PRD REALTY (now trading as Colliers PRD Nationwide)

PRD Realty at this time was a franchised group of over 45 real estate agencies.  The corporate office was located on the Gold Coast. The group had a heavy commitment to Property Market Research dating back to its establishment in 1974.
Position:                Senior Research Manager
Period:                   1994 – 1997
Key Responsibility – In 1994 Kerrie joined PRD Realty as Property Research Manager for the Gold Coast and New South Wales supervising 4 research staff. In this role she worked closely with the project marketing division and provided statistical market overviews to over 40 franchises in the group. Kerrie instigated a number of marketing tools for PRD Realty including, “Property Watch” and the “Development Map” which are still produced today.  Main tasks involved due diligence reports for clients and market demand studies and commentary in media and compiling project marketing material for major projects.

GCCC / ALBERT SHIRE COUNCIL REGIONAL DEVELOPMENT BOARD

The joint economic development committee of the two bordering Councils was created to provide data to industries looking to locate in the Gold Coast region.

Period:                   1990 -1992
Key Responsibilities - created the “Regional Information database” to help encourage industry to relocate to the Gold Coast.

CENSUS 1991 – AUSTRALIAN BUREAU OF STATISTICS

Position:                Divisional Manager – South Coast
Period:                   1991
Key Responsibilities – Gold Coast Divisional Manager for the Australian Bureau of Statistics “Census ‘91”, managing and training over 300 staff for the Census collection period. Distribution and collection of over 30,000 census forms.

BAILLIEAU KNIIGHT FRANK

A leading international Commercial and Industrial Real Estate agency now known as Knight Frank. 
Position:                Research Manager
Period:                   1986 – 1989
Key Responsibilities - Compiling statistical data for use by managers and agents in the group. Producing National Research publications and input into marketing reports and due diligence.  Instigated the PCA Office Space Committee on the Gold Coast and began collecting primary data which is still provided in the PCA Office market Report.

MAX CHRISTMAS REALTY

General and Project marketing agency that had the lions share of project marketing and international business in the Gold Coast. Major clients were the Japanese major investors, Quintex – Christopher Skase and other colorful characters of the time.
Position:                Research Manager
Period:                   1983 – 1985
Key Responsibilities – collating and compiling statistical market overview reports. Wrote and produced the first “Gold Coast Market Overview” report which contained population growth and demographics, Property ‘Cycles” graphs and other relevant commentary. This was launched on a quarterly basis at functions at the Sheraton Mirage hotel to around 400 invited guests.

BURCHILL BATE PARKER

Town Planning, Urban design, Structural and Civil Engineers employing over 150 staff at the time. The company was heavily involved in the early development of the Gold Coast and South East QLD. Master planned the suburb of Robina, created the Shinko Hope Island Resort and Sanctuary Cove master plans, including the lobbying for the Integrated Development Resort Act and the Foreign Investment Review Board Guidelines to accommodate the developments.

Key Responsibilities – Collecting data on the supply and demand of residential land in South east Queensland. Data collection involved review of Council minutes, interviewing of developers and sales staff, tallying sales recorded by the Valuer General.
